Renovating 23 North Douglas Avenue in Springfield Ohio
At 23 North Douglas Avenue in Springfield, the work extended beyond the rooms a buyer would see in listing photos. Our 2026 project involved electrical repairs, window installation, kitchen work and coordination across several trades. After the summer renovation, the home sold in September 2026.
Built in 1925, the four-bedroom home has about 1,440 square feet, a full bathroom and a half bathroom. Getting it ready for its next sale required attention to the existing house and its systems.
The starting point
The May 23 property photos show worn floors, dated finishes, an unfinished basement and work to consider around the yard and garage. They capture the condition we were evaluating before the renovation. A house like this requires a room-by-room review: which items need repair, which need replacement, and how the work should be sequenced.
For this project, the early plan put mechanical work ahead of finishes. As the renovation moved forward, the team coordinated window installation and brought in additional help for kitchen cabinets, drawers and exterior details.

Work behind the finished rooms
Some of the most specific work happened at the electrical level. July electrical work included repairs to loose or recessed devices, correction of a miswired switch bank, fixture and basement wiring work, and replacement of the garage electrical panel. Those jobs sit alongside the visible renovation work, even though they are harder to capture in a before-and-after photograph.
The project also required adjustments as work progressed. By July, we were bringing in additional crews and checking the remaining kitchen and exterior tasks.
From renovation to resale
The home went on the market in August and sold in September. The period between listing and sale included contract and appraisal follow-up.
For Springfield homeowners considering whether to renovate before selling, this project offers a useful question: do you want to manage the repairs and resale yourself, or would you rather explore selling the property as it stands? Compare the work, time and uncertainty involved before deciding.
