Updating 1922 Old Coach Road in Springfield Ohio

View all case studies

Our renovation at 1922 Old Coach Road brought together kitchen and bathroom updates, flooring, painting and exterior work. The four-bedroom Springfield home was built in 1968 and offered about 2,040 square feet, with two full bathrooms and a half bathroom. We took on the project in 2026 and sold the home that September.

The work was detailed and room-specific. Some existing features were refreshed, while other parts of the house needed replacement. The result came from making those decisions throughout the property, then following the project through to its sale.

A practical plan for the house

In the kitchen, we painted the cabinets and updated the hinges and pulls. The work also included granite countertops, a backsplash, a sink and a faucet. This approach kept the existing cabinetry in use while changing the surfaces and hardware people interact with every day.

Both full bathrooms were renovated, and the half bathroom received updates that included flooring, a toilet, lighting and plumbing fixtures. Flooring work elsewhere included luxury vinyl plank in the basement living areas and carpet in bedrooms. Interior preparation, drywall repairs, primer and paint were also part of the renovation.

Looking beyond the main living areas

The project included a replacement gas water heater and selected window-glass replacements. Outside, the work covered deck painting, power washing, shutter painting, fascia repairs and fresh mulch in the front beds.

We also kept and refreshed some existing features. Built-ins were painted, and the garage-door button was repaired. Paying attention to what can remain is part of planning a renovation; the scope does not have to start with replacing everything.

Following the project through the sale

The main renovation invoice was paid in June, when the home also entered its resale marketing period. Buyer-requested work and follow-up continued during the summer before the September sale.

Old Coach shows how much a renovation can involve beyond a new kitchen photo. Bathroom work, surface preparation, exterior maintenance and smaller repairs each have their own place in the schedule. For a homeowner deciding whether to do that work before selling, the practical questions include who will manage it, how long it may take, and whether the effort fits the homeowner’s plans.
